Todays house, 862 Walnut street has the official specs of being a 3-2 of ~2000sq ft. on a
5754 sq ft lot for the low, low price of $649900 and wow its been on Zillow over a year
385 days. Check out the pics on the redfin page.
It looks like a kinda cool place doesn't it?
Its got a ton of wide open spaces, its right on the lagoon seems like it should sell pretty fast.

What does that mean dear readers? When A house goes on and off the market over and over?
It looks like the current owners bought in 2013 for $567,000. A year later they listed it and its
gone on and off the market ever since.

Hmmmmmmm, I wonder if there are any 'hidden conditions'. Assuming all those people above
got their own inspections wouldn't there be a TON of disclosure documents? Gosh, I sure hope
someone's not being dishonest and hiding bad inspection reports.

The only thing that I keep thinking is, 'Man, there has to be something really wrong with it
for it to keep coming back on the market.


And that's the way I see it.

Knife Catching 2063 Alameda Ave.

Up for review today is 2063 Alameda Ave. which has the official specs of being a 4-4 of
4086 sq ft built in 1890 on a 7500 sq ft lot now going for the low low price of....$2.15M It was
originally on sale for $2.3M but the seller dropped the price after being on the market for 121 days.
Wow, really it was on the market that long and they didn't think about dropping the price till now?

I have to admit that I've been following this house for my own selfish reasons. On paper this house is
the house that mostly closely resembles Chez 3.0. So, if this place sold for $2.3M then that means
Chez 3.0 is also worth $2.3M right? riiiiiiiiiight, I wish. After way too long they dropped it to $2.15
which is a more sane number, I mean, it is a lot of house. Unfortunately for them our house just got
appraised for $1.3M so there is A LOT of distance between what they want and what the market
thinks is worth. Nevertheless I will be watching what this place sells for intently.

The house is advertised as a 6-5 and I can't honestly tell where the extra bedrooms come in on the
permit record. According to the permit record it also looks like its still on its original brick foundation! If I was going to buy this house I would make the seller match up the work to the permit
record. I've read the long convoluting records and I can't tell what's legal and what's not.

Buyer Beware more than usual.

Todays house has the official specs of being a 3-2 of 1846 sq ft on a 3825 corner lot going for
the low, low price of.......$985k!!!!
Yep that's right, 1846 sq ft for $985k!?!?!?!?!?

Now I've looked at the specs, and I've looked at the pics and wow, this is a really cute little
place. But Holy Moly $985k!?!?! gah.

I looked at the permit record and I found a few hiccups (a house going for this much $/sq ft
should not have any hiccups). Hiccup #1 the listing is claiming a .5 bath more than the public
facts and I can find no permit record for it. Also, take a look at the kitchen area....does that look
original to you or does it look brand new?  No kitchen remodeling permit pulled that I can see.

So, cute little house with an unknown amount of illegal construction on a privacy free corner lot
all for the low, low price of $985k.

GAH! I say, GAH!

And that's the way I see it.

2324 sq ft with a horribly outdated kitchen.......for $950,000!!!!!!
That's more than we paid for chezneumansky3.0 and that house is literally twice the size!
$950,000 for a house with a bad kitchen....I just don't get it....

Real Estate has gone insane again in our little island town. Guess its time to bring out the snark!

I almost forgot, the lot size is a not huge 3700 sq ft....hard to loss
the kids there.


How small can the houses get  before the price goes back down?

KnifeCatching 1304 Morton St. Again and Again and Again....

KnifeCatching 1304 Morton St. Revisited.

Up for review today is 1304 Morton St. which has the official specs of being a 4-0 of 2064sq ft on a nice sized 5513 sq ft lot built in 1895 on sale for.....wait for it.......$979k!!!!!

No I'm not actually going to review this house again....according to the records nothing has changed on the place. They increased the price by almost $100k and now its pending after only being on the market for 7 days!!!

One important point from the earlier review.
Still Has Unpermitted Work Issues:
So yes, it appears that someone narc'd on the homeowner for the unpermitted work in what was the basement... (wasn't me honest). Luckily the HO was already talking to the city about getting the work permitted so they dodged the whole code enforcement super expensive bullet but the work still has to be 'normalized'.

A quick check of the building dept records is encouraging. The owner got planning approval to officially convert the house back to a single family and got the planning okay for the work already done in the basement area.

The records show that the HO has entered into the amnesty program and paid the fees to start that. What that gets you is an inspection by a building inspector who will tell you what needs to be done to legalize the space.

As far as I can tell this has not officially happened yet. The permit is not finaled. I hope whomever the soon to be new owner is gets this taken care of as part of escrow or else they are buying a lot of liability for $979k.

Conclusion
If the permit issues are taken care of and the house actually sells for anywhere near asking...in this market I'd have to say this represents a 'deal'
Ya, I know, you never thought you'd hear that coming from me.

Up for review today is 715 Grand St. which has the official specs of being a 4-2.5 of 3,081 sq ft on a 7,500sq ft lot built in 1920 listed for the low low price of $1.22M last sold in '06 for 1.38M. The redfin page can be viewed here.

This house was last on the market about a year ago for the same price and it did not sell. What do you want to bet it sells this time? They might even break even on the 'peak price' they paid.

What The Permit Record Tells Me
New roof in '06!
Some remodeling done with permits! Hurray!
A perimeter drain and sump pump was installed in the basement.
The current owners have not offically made any improvements to the house.


A Small Tour
Sorry, the batteries in my camera died on me half way through but the RedFin page has tons of pics.
Man, I haven't done this in a while, my 'photograph the important features' muscle is a little weak...
So in no particular sensible order....

The Master Bedroom
This is a really good sized room with like a sitting/reading room.

Master Closet
 Its a little cramped in there...

Master Bath
Nice natural light from the sky light.
This is a pretty big room..but there's no tub?

Kids Bath
Love that tile on the floor....not.
But at least you don't have to share a bath with your teenagers.

Kids Bedroom 1
I thought this was a reasonable size with a decent sized closet.

 This is also a good sized room.
Around the corner you have this little room.
Sorta two rooms in one?

Little half bath on the main floor.
Sorry, but, fugly tile.

Garage
 Long and skinny, good luck getting a modern car in there

The driveway also seems VERY skinny to me...You are definitely not getting your Cadillac Land Destroyer in there. Does this house only have off street parking?

Okay, here is one problem that I see...They converted part of the garage into a home office.
I don't see this anywhere on the permit record...In Alameda this is a big no no.

Super Cool Outdoor Party Spot
 This is my fav part of the house, the backyard and this party spot. This would be such a great place to have a 4th of July party. Sit on your front lawn with all your friends to watch the parade go by and then retire to the backyard to BBQ.

This is a cool little feature too. Not sure what it was originally. Maybe a summer kitchen? A canning kitchen? Stock those cabinets with party supplies, put in a fridge and natural gas grill and you'd be ready to paaar-tay!

Hmmmmm....
I'd eat my hat if that doesn't test positive for Asbestos.

The Good
Location, location, location! A short walk to Franklin Park-School and a short walk to the beach in the Gold Coast 'hood.
A good sized house for a family with 2 kids (but no more) with generous sized public rooms and reasonable sized bedrooms, especially the master.
Super awesome backyard that could be BBQ party central.
New Roof!
The overall condition of the house looks pretty good.
A good sized basement for storage.

The Bad
Location...its on one of the busiest streets in Alameda.
Some of the house looks a little dated. The tiles in the bathrooms and kitchen look pretty awful to me.
The kitchen is kinda tiny.
The monster forced air unit needs to be replaced and you're going to have to deal with Asbestos covered ducting.
The possible illegal partial conversion of the garage into a home office. The Alameda Building Dept. really does not like the conversion of garages into anything else and they could very well force the new owner to rip out all that stuff and convert it back to all garage.
Some knob and tube.
A mixture of copper and galv water piping.

Conclusion
To bring this house up to the standard of the neighborhood it will need some refreshing.
The kitchen will need to be remodeled and expanded. ~100k for a high end major remodel.
The kids bath needs a remodel ~50k for a high end remodel.
The parents bath too ~50k for a high end remodel.
Replace old furnace with new high efficiency unit and deal with Asbestos. ~20k.
That's over $200k in remodeling costs....for a $1.22M house....
That personally seems nuts to me....I'm not saying, 'Don't buy this house.'
What I am saying is, as you go in with your waaaaaaaay over asking offer, be aware of exactly the size of the hole you are digging for yourself.
Go in with your eyes open.

Crazy Alameda Real Estate

Let's talk serious about the state of Alameda Real Estate.
I mean, what the hecks going on?

Crazy Micro-Bubble 
I've been talking to several families looking to buy a house in Alameda. They keep getting shut out of the bidding. One recent sale went famously for $100k over asking!
There are just basically no houses on the market. In all of Alameda there are less than 30 houses on the market.
From talking to people here's what I believe is happening, its a bit of a perfect storm for Alameda real estate.
Very low inventory, very low interest rates and wealthy-ish folks coming over from Frisco to buy houses in Alameda.
I spoke with one wealthy-ish family and they were 0-24 in bidding on houses in Frisco! They are fed up with the situation there and came to Alameda where their real estate bucks would go farther.
I believe that they are not the only people in that situation.
Alameda used to be sorta a 'hidden gem' but its been discovered by wealthy-ish folks who would normally want to live in Frisco.

How You Can Get a House in Alameda
From talking to several Realtors here's what I think you have to do to score a house in this micro-bubble.....you're not going to like it.

First, this is not the market for 'first time home buyers'. Sorry guys but you're screwed. FTHB's in my experience just don't have the ability to make a quick decision and that's what you're going to have to do in our current market.

Second, have a VERY clear and FIRM idea of the type of house you want and what areas are acceptable to you.

Third, have all your ducks in a row. Be pre-approved for a loan, have a big fat wad of cash ready to go for a down payment.

Fourth, Have a Realtor that is worth their salt. Your Realtor should know every house on the island that's for sale that fits your requirements. They should have their ear to the ground for houses that will be on the market in the near future. This last one is the most important because I think that there are only two ways to get a house in Alameda.
1. Make a 'pre-emptive' offer on a house that is not yet officially on the market.
2. Your agent should be taking you to the brokers open to any house you're interested in and you should make an offer right then and there.

If you're very lucky the home owner will decide that your offer is better than the hassle of having open houses and waiting. Even in these scenarios you will have to offer over asking.

How Come You Haven't Done A Knife Catching Review In A While
1. Haven't been many interesting houses on the market recently. Or any houses really.
2. Houses are selling too fast! I'd have to go to the brokers open to tour the place and take my pictures. Think I'd be welcome there? Me and a house FULL of Realtors? The phrase 'Tar and Feathered' comes to mind.
3. I've been busy with other stuff. The usual picture filled review takes me at least 3 hours to put together.

But don't worry, I'm getting the sense that the micro-bubble we're in is going to start bringing out the charlatans and hustlers again....

That's right folks, an uninhabitable house for the low, low price of $1.25M!?!?!?!?!

Seriously, how many times can a house go on and off pending status?
What do y'all think that means? I think it means that once the potential buyers got reports in on the place that they all freaked and ran.
Annnnnnnd the bank hasn't dropped the price?
Annnnnd its an all cash only sale! Sure I think I got that much in my couch cushions, don't you?
Did they do any work on the place? You'd think that, that would of been mentioned in the ad no?

So fricken funny and wow, so self deluded...

I've been trying to link my blog posts to the redfin pages of houses that I have reviewed yet they never seem to link? Anybody have any idea why?

The first thing you notice when you walk up to the place is that, 'wow there is a lot of front lawn,...and it's all dead!'

The bank has owned the house since December and this is how they take care of a million dollar home?

I know that as a neighbor I don't like seeing this type of thing, and I'm sure the neighbors adjacent to the property don't either...(cause I talked to 'em.) Isn't this against the law? Don't banks have to take good care of the foreclosed homes in their inventories?

Does it seem odd to anybody that they only increased the price $84500? If I did the math right that's only a $9500 net after the 6% commission? Why go through all this trouble for $10k? Or, are they expecting a bidding war?? God I hope not...

The Story
Well, of course the Realtor didn't have anything useful to say other than, "We're only accepting offers at noon sharp on Wednesday!!" Guess they are hoping for a bidding war.
To get the actual story on the house I had to turn to one of the neighbors who has lived in the 'hood for many years and was good friends with the POs. This neighbor said that they just pulled every cent out of the house they could during the boom years and spent it on a lavish lifestyle and not on the house, and that they bailed when their latest ARM reset. According to this neighbor the POs left way before the bank officially was going to evict them. They bailed and took everything with them, or sold everything they could. So, that's why the house is missing most of its appliances and several light fixtures.

What The Permit Record Tells Me
Wow, this place has an odd permit record. I urge anybody seriously considering this house to buy an official copy of the permit record and have the Building Dept explain to you the can-o-worms you're buying. The record is full of expired permits that were never finaled, several for some serious work done to the house.

According to my reading of the permit record this job has been attempted several times in the past and has never been finaled:

This is better than brick but not as good as a modern concrete foundation. There will be no rebar in this foundation. I saw no evidence of sensible earth quake retro-fitting.

There were windows in the basement but they were pretty rotted looking.

I did not see any means provided to drain this all concrete light well? Maybe that's why the windows are so rotted?

There is a nice arbor over this light well with some sort of vine growing on it.

Yep that is officially the weirdest thing I've seen at an open house. A Ziploc bag with a hair clipping. Hope I didn't screw up some sort of Voodoo spell or something?

While we're outside lets look at the back yard.

That's pretty much it...a patio and a koi, er mosquito pond.

Which actually doesn't look too bad. There appears to be evidence of leaking on the ceiling of the top floor, and the roof is over 20yrs old so it should need to be replaced.

Mosey over to the garage, which is good sized and should fit two cars.

I like the bathroom on this floor.

In one of the bedrooms is this sorta kitchen.

Around the corner from the sink there is a door to a landing and a scary, scary dry rotted exterior stair.

Oddly enough the stair just goes down to a flat roof with like a pathway into a set of double doors into the master bedroom?!?!?!

From the inside of the master bedroom the double doors were caution taped off.
I'm guessing that before they enclosed this side of the house that these stairs went all the way down to the ground.

Here's one of the weirdest things about this house.
From the scary 3rd floor landing you can see this.
At some point a big uh, sun room was tacked onto the back of the house. (this is not in the permit record either that I could find.) Looks classy doesn't it? With the plywood covering it and the gooped on patches...classy.

But it gets weirder.
This entire sunroof is covered over from the inside and drywalled in?!?!?

One thing that I should mention before leaving the third floor is that it smelled really, really, really strongly of rat urine. I could not get up into the attic to look but I bet there's a bunch up there.

Now headed down the scary steep servants stairs (the only way to get up to the top floor)

They left the windows in when they added on and just drywalled the back sides!?!?!!?

Okay now the Master Suite.
This seems kinda odd to me. They just took existing rooms and kinda repurposed them. So you have one room which is the bedroom (with no closet). Then you go out of that room and down a short hallway to.

Then down the hallway to the bathroom...with the moldy ceiling and...
Yep that's right carpeted bathroom. It smelled exactly like what you would expect it to smell like...
Now, I think that those fancy-original looking stained glass windows were the original rear of the house. That this part was added on some time later? What's awesome is, that those windows are now in the hallway and when the lights on in the bath and the hallway is dark you can pretty much see straight through it...niiiiice.

There were a couple decent sized bedrooms on this floor but they were dirty and smelly and unappealing.

Liked this bathroom on this floor.
Looks like its pretty newly redone (not in the permit record that I could see).
What I especially like is the no-f'ing-way is that light fixture rated for being IN the shower, light.

Okay I think I'm on the main floor now.

The Kitchen
The kitchen itself was good sized it had some nice tile work on the back splashes.
But unfortunately tiled counter tops....

I don't have any good overall shots just some details....

On the East side of the house is a more original looking covered sun room.
With lots of windows that need attention.

The official site has lots of shots of the fabulous wood work and grand scale rooms of the main floor.
This house does look like its set up to entertain large groups of fancy folks.
I really, really, really, love all the unpainted original woodwork in this house.

The Fabulous Hand Carved Mantel.

This glorious-fabulous mantle is literally like 3' from a wall. There isn't even any room to stand back and enjoy the fire!?!?!?!?
I believe that this whole part of the house is a more recent addition.
I don't think that this fireplace-mantle is original to the house, or even old.
In fact, this little room it's in doesn't make any sense. It's too small to do anything with?
At the other end of the above shot is a little wet bar (with the fridge missing).

Whew, I know I didn't get everything but I think that's enough...

The Good
 Location, location, location. This house is on a huge lot in the Gold Coast just a few blocks from Franklin Park and school.
It's pretty, very very pretty, if you don't look too closely.
Lots and lots of gorgeous unpainted woodwork.
The house is freaking huge.
The lot is freaking huge.

The Bad
Geez, where to start...how about from the outside in?
The house may be on a huge lot but it's all front yard.
Check out this Sat Shot.
Great front yard for Halloween for sure, but the private space is just well, minuscule.

The exterior of the house needs a major restoration.



Potential buyers better have a good termite inspection.

While the house has a 200amp service and several newer looking main panels, I can find no record of these being done with permits.
New kitchen with no permits.
Find your own appliances.
Probably needs a new roof.
What's up with the crazy boarded up glass roof?
Screwy permit record that you are going to have to fix.
Lots of work done without permits (that the new owner is going to have to fix).
From the basement, the plumbing appears to be a mish-mash of copper and galv.

Conclusion
First off, what the F is up with the bank that owns the place?
It's like they didn't want to spend a single penny fixing the place up for sale....
I'm telling ya, a capable maintenance crew could have made the interior look so, so much better in like two days.
The bank didn't even replace all the lights the POs stole?
The water wasn't even turned on?

My conclusion is,... That the house isn't a $1.2M house its really a $2M house in disguise.
This house could be glorious with a huge, huge, infusion of cash...I don't even know how much.
All the weird additions, and stuff kinda kludged on to the place....all the permit issues....wow....

Even if this place was totally redone, top to bottom would it even be worth $2M? Based on what 1221 Sherman recently sold for I give the house $1.7M max.

Now the problem is, is to back calculate a reasonable purchase price....for that you need a good estimate of what it's going to cost to fix the place up...man, I just don't have it...there's just so much and the house reeks of 'hidden conditions'. I'm going to throw out a complete WAG of $700k to fix up the place 'right'.

So, I'd say that the house is worth absolutely no more than $1M



And that's the way I see it.
